Parisianprovincial synergy
The Emile Garcin Group, the premier family-run no-franchise network, is currently the leader in the French market for transactions in high-quality and exceptional properties. Philippe Chevalier has been managing director of Emile Garcin Paris since 2004.
hich agencies are you responsible for? Our four Paris agencies - Right Bank 1, Left Bank 2, Neuilly-sur-Seine 3 and Properties & Châteaux 4 – which covers the sale of properties and châteaux within a two-hour radius of Paris. I am also in charge of 10 or so regional agencies, from Deauville to Biarritz and from Lyon to Courchevel, as well as Morocco – in Marrakesh and Tangiers. How is the market behaving? For the third year running since the crisis began, 2011 was a "vintage" year, with an increase in revenues over 23% throughout the year, fuelled by the new capital gains tax on holiday homes. 2012 got off to a flying start in Paris, with revenues five times higher than in January 2011, before the market gradually started winding down. What is the group’s defining attribute? Our no-franchise network is running at full capacity, driven by the strong synergistic ties between our agencies and employees. Our customers often own properties in several locations across France where we happen to be present. For example, a French family leaving France could appoint us to sell all its assets, such as its apartments and townhouse in Paris, a property in Deauville, a property in the Yvelines region, and a waterfront property in Saint Tropez. We also provide advice to several major families outside France for their real-estate investments all around France. Which regions are currently in the limelight? The Paris – Megève – Méribel – Courchevel line in particular is proving highly popular. Building on our recent success in Méribel, we will continue making a choice selection of luxury programmes across France, which we will market in the next few years. The property market in south-west France is buoyant, especially the Périgord region, to which foreigners have started flocking again following a slump over the last two years. We have just created a new office in the countryside, covering the Béarn, Landes and Gascogne regions. Finally, the Moroccan market is picking up after the events in 2011 - customers leaving France are rushing to Marrakesh.
